The surveyor came yesterday to do our Home Report [HIP]. The energy report is not worth the paper it wastes unless there's some covert information gathering process going on His comment was "If energy reports are the way forward then we're doomed" Interest only in light bulbs insulation, fair enough, and no importance or box to tick for a drip fed oil stove that keeps the house warm in winter, heats the water and cooks our food..... 3 functions for the price of one. No radiators needed as stove is central in almost open-plan cottage.

The whole area of HIPS is a memorial to the incompetence and Stalinist/control freak qualities of G Brown and J Prescott. I suspect it will be abolished within a few months of a new government, of whatever colour. My central heating boiler (supplement to the main wood burner + hot water) died some months ago. There are 432 pages of Prescott regulations regarding replacing oil boilers, and if you stick to them strictly, no boiler is possible. Do you realise that you're not allowed to replace a rotten window frame either, without a licence?
The only licence I want is one to cull surplus bureaucrats.

Is this a follow-on from not being able to change a plug without having fulfilled an electrician's apprenticship? Too right! Hope springs eternal

Hope springs eternal Oddly enough, you DON'T need a licence to replace a window in a listed building, although you do need approval for the design of the window.
